This prestigious recognition as one of the Fast 100 comes on the heels of recently being named one of Jacksonville’s Top 10 fastest companies by the Jacksonville Business Journal. LandSouth was No. 2 for revenue growth at 399 percent and No. 3 by dollar volume at $61M.

Business Journal researchers surveyed more than 700 businesses in the state to determine which companies would make this year's list, which is based on percentage of revenue growth between 2011 and 2013. Because the list highlights fast growth, it is one of the most dynamic and respected lists published by the Business Journal each year. 

To make the list, companies must have recorded revenue of at least $1 million and demonstrated revenue growth through 2013. In addition, these firms must have been privately held during the reporting period. They have to be headquartered in the state and cannot be subsidiaries of other companies. The chief executive officer or chief financial officer of each company must submit in writing — and personally vouch for — revenues.

The journal has not revealed how LandSouth ranked yet, the winning companies in the Northeast Florida will be honored at a breakfast in Jacksonville Sept. 23 at the Marriott Southpoint.

JACKSONVILLE, Fla. – Last month Habitat for Humanity kicked off its nationwide, week-long building blitz in Jacksonville’s New Town neighborhood. In an effort to directly impact a local community, team members from LandSouth Construction, participated in HabiJax’s Builders Blitz.

“Our employees eagerly volunteered at the HabiJax event on multiple days. We truly understood the unique opportunity we had to change lives for the better,” said LandSouth President/CEO James Pyle.

LandSouth Construction, a Jacksonville, Fla.-based general contractor specializing in multifamily developments and senior housing completed three rehabilitation projects over a period of six days. 

“We were proud to assist with making homeownership dreams a reality for many local community members,” noted Candice Aery, LandSouth project administrator.

More than 30-private home builders and subcontractors spent the week working alongside 1,500 volunteers putting up drywall, putting in central air and heat, installing new appliances, carpeting and landscaping.

Seventy-year-old Bessie Walker stayed with family for the next couple of days while her house was renovated inside and out.

“My house is the biggest house and the oldest house," Walker said. "My house is 98-years-old and a lot of the original wood is still there.”
Jacksonville's blitz build was a collaboration of HabiJax, the local builders association and its non-profit charity, Builders Care.

“It was an exciting week, especially for the families who had their homes improved,” said LandSouth project manager Jason Cromer. “We were happy to make a difference in helping revitalize the neighborhood.”

The Home Builders Blitz helps support the New Town Success Zone, which is a partnership of public and private organizations that are developing a continuum of services to help children and their families living in the New Town neighborhood achieve the goals of healthy development, academic success and well-being of the neighborhood’s children.

“I was honored to be a part of this revitalization effort in providing high quality renovation services for homes in desperate need of repair,” said LandSouth project estimator Tyler Edendfield.

Habitat for Humanity of Jacksonville, also known as HabiJax, was founded in 1988 and has become the largest non-profit affordable housing provider in Duval County.

“We are excited that this year’s Blitz benefited 50 families,” said HabiJax President and CEO Mary Kay O’Rourke. “We are thankful for contractors like LandSouth Construction. Their support and participation made a huge difference in the lives of these families.”

 LandSouth Construction, a Jacksonville, Fla.-based general contractor specializing in multifamily developments and senior housing, has announced Commercial Concrete Systems (CCS) of Naples, Fla. as “Subcontractor of the Quarter.”

Commercial Concrete Systems is working on American House in Bonita Springs, Fla., a three phase senior living campus including independent and assisted living with full kitchens as well as a fifty unit memory care building.
The project consists of 60 one bedroom, 25 studio, and five two bedroom units in Phase 1, and 40 one bedroom memory care residences in the second phase.

“They take tremendous pride in their work with a reputation of impeccable craftsmanship and a cutting edge leader in structural concrete construction. There has been great communication, and a keen sense of timeliness for each project we partner with them on,” said Joe Passkiewicz, vice president of operations for LandSouth Construction, which is currently working on several multifamily projects throughout the Southeast.

CCS specializes in structural concrete & masonry construction; tilt wall projects and high tolerance floors requiring laser screeded slabs. Project types include multifamily apartments, condominiums, senior living centers, single family tract developments, estate homes and commercial projects in general.

“LandSouth Construction has been a great partner,” said Peter E. Shoup, CCS president and chief executive officer. “We share a philosophy on enhanced performance through proven procedures, tested systems and the very latest technology.”

Shoup joined Commercial Concrete Systems in 2000, and became co-owner and president in 2004. Since his leadership role, the company has grown from 20 million in sales to the approximately 80 million in annual sales that it produces today.

Their equipment includes three state of the art laser screeds. Laser screeds are used to produce “super flat floors” when the project requires a large slab on grade with high tolerance requirements for flatness.

CCS covers the Southeastern United States and are listed in the top 15 specialty subcontractors for this region. They perform bonded and non-bonded work and their bonding capacity is currently $50 million.

The super flat division received the 2007 National Tilt Up Achievement Award from The Tilt Up Concrete Association in recognition of a project that involved a five story office building in Tampa, Fla. It was a highly complex building that involved stacking a two story panel on top of a three story. The project was completed under budget and one month ahead of schedule.

LandSouth Construction, a Jacksonville, Fla.-based general contractor specializing in multifamily and senior housing has announced the addition of Rob Vergnolle and Mario Ibanez as project managers, Justin Marchant as project estimator and Krista Frazee as project administrator.

Vergnolle has over 20 years of construction experience with completion of over 5,500 multifamily units. He is a licensed Florida general contractor and has been directly involved in all facets of multi-family construction from groundwork up through and including company owner. Vergnolle earned a Bachelor of Science degree in Business Administration from The Citadel.

Ibanez joins LandSouth with over 30 years of project management experience completing over 8,000 condominium and apartment units. He is a certified Florida general contractor. He holds a Bachelor of Science degree in Construction Management from Florida International University.

Marchant was estimator/inside sales for a leading manufacturing company in Rhode Island. He will be coordinating the bid process for prospective projects. Marchant earned a Bachelor of Science degree in Construction Management and Business from Roger Williams University.

Frazee joins the firm with an extensive history of administrative and customer service experience. She is responsible for providing complete administrative support to the project team ensuring the project are managed properly. LandSouth Construction has announced that is has started construction of Integra Village at Lake Forest, new “village style” apartments in Sanford, Fla.

LandSouth broke ground on the $17,375,000 community on an 11-acre site at 101 Integra Village Trail, one and a half miles west of I-4 in and two miles from Seminole Mall Town Center.

Scheduled for completion next summer, the developer is Integra Land Company of Lake Mary, Fla. The community was designed by Charlan Brock and Associates of Maitland, Fla.

LandSouth Construction has started construction on Integra Cove, a $27,800,000 million garden style apartment community in Orlando, Fla.

The development will be nestled on 14.5 acres with 338 residences, 28 buildings, a large clubhouse and abundant amenities. Construction has commenced and scheduled for completion in the summer of 2015.

The developer is Integra Land Company of Lake Mary, Fla. Charlan Brock and Associates of Maitland, Fla. is designing the community. In its 16 year history, LandSouth Construction has completed more than 10,000 multifamily units, including apartments, senior living, condominiums, and townhomes.

LandSouth settles lunch accounts in local schools

Candice Aery, a project administrator with LandSouth Construction in Jacksonville Beach, had a hard time believing what her research uncovered.

She read headlines about students having their lunches taken away and thrown in the trash because they couldn’t afford to pay.

But she was shocked to learn that the same thing was happening here.

The national media reported on a situation in a Salt Lake City elementary school, at which the lunch food trays of 40 students were taken away and thrown out because there was no money in the students’ lunch accounts. The trays were thrown away in front of the students, who were given a piece of fruit and milk instead. After thousands fumed online, the school district apologized and promised changes.

In Duval County, if students can’t afford to pay for their lunch, they’re given a cheese sandwich and juice. That can continue for as long as the student’s bill is outstanding. “It’s not gourmet by any means,” Aery said. But for Aery that isn’t the worst part. “From what I’ve read online, many [children] are too embarrassed to get that cheese sandwich and would rather go hungry,” she said.

It wasn’t something she could ignore. After reaching out to Duval County school officials, LandSouth settled the debts for students in two Duval County schools. At Dinsmore Elementary, 80 students were in arrears, owing a total of $85. At San Mateo, she wasn’t told the number of students who owed money, but the debt was $106.90. LandSouth also set up an emergency fund to make sure students at both schools aren’t in jeopardy of getting an alternative lunch anytime soon.
