This product type is at the core of our work. Garden-style communities demand meticulousness at scale, managing multiple buildings, phased schedules, and complex site sequencing simultaneously — and that’s what LandSouth has built its reputation on. Our depth here means fewer surprises and faster delivery.

HUD/Affordable Housing projects come with tight budgets, layered funding structures, and compliance requirements that can derail less experienced teams. LandSouth has the process knowledge and experience in 221 D4 and tax credit work to keep these projects on time and within the financial guardrails necessary. 

In mixed-use development projects, different trades, different tolerances, and different timelines run in parallel. So, they require a contractor fluent in residential, podium, and commercial construction. LandSouth manages that complexity without passing the burden to the owner.
Senior living projects carry higher stakes: stricter accessibility requirements, specialized amenities, and communities built with the understanding that they will house vulnerable residents. Procore is a cloud-based construction management software that connects owners, our project team, and subcontractors on a single platform. Documents, financials, RFIs, safety records, and field communications are organized and accessible in real time. For developers, this means fewer change-order surprises and a documented record at every stage. 

OpenSpace is reality capture software that fully documents the jobsite using 360° photography, creating an always-current, collaborative record of construction progress. Our teams use it to improve coordination, resolve field issues faster, and manage risk with real-time insights. This allows us to make sure problems are caught at the field level, rather than discovered during the walkthrough. 

OxBlue’s high-resolution construction cameras provide live-streaming video, time-lapse photography, and AI-assisted site monitoring. Owners can check in on progress remotely at any time. It also supports safety compliance monitoring and site security, so you get full visibility without a site visit. 

Bluebeam is industry-standard PDF collaboration software for AEC professionals. Architects, engineers, and our field team can mark up drawings, coordinate document revisions, and manage submittals in real time across desktop and mobile, resulting in fewer delays, fewer callbacks, and fewer miscommunications.

As experts in all phases of development, our Estimating Team can provide critical input at the design stage, working alongside the architect and owner to help ensure the project’s goals and financial structures are realistic, workable, and successfully executed.

Our Process

We believe Process makes Perfect. We adhere to our proven construction process to make the planning and execution of multifamily projects as efficient and effective as possible.
We’ll collaborate with you and your development and design team to define goals and anticipate problems, without charging additional costs.
Your project starts to come into focus. Our Estimating Team will collect pre-qualified subcontractor bids, seek out valuable engineering opportunities, and establish your project costs.
We begin construction on your development, and from this point on its full steam ahead until completion. Utilizing an advanced integrated systems approach, and Procore – a leading-edge project management technology, we maximize productivity while minimizing time, materials, and waste.

Project Communication

Throughout construction, your Project Manager will be your constant point of contact, along with your onsite Superintendent and Field Team. They will communicate with you regularly to ensure that every stage of your project runs seamlessly, from groundbreaking to final punch.

We have significant buying power with a large network of top-quality subcontractors. These solid relationships give you confidence that your development will be built by well-vetted and established subcontractors at the best possible price.
